What Is a HUD 203(k) Loan?

The FHA 203(k) loan program allows buyers and homeowners to finance both the purchase (or refinance) of a home and the cost of its rehabilitation through a single mortgage. It's one of the few loan products that lets you buy a fixer-upper and fund the repairs — all in one closing. The program is administered by the U.S. Department of Housing and Urban Development (HUD) and requires a HUD-approved consultant for Standard 203(k) loans.

What Does a HUD 203(k) Consultant Do?

A HUD 203(k) consultant is a licensed professional approved by HUD to act as the critical link between the borrower, the lender, and the contractors. We protect all parties by ensuring the work scope is accurate, the draw requests are legitimate, and the project stays on track from approval through final inspection.

Feasibility Study

Before the loan is approved, we conduct an initial property visit to assess whether the planned renovations are feasible, code-compliant, and within the program's guidelines.

Work Write-Up & Cost Estimate

We prepare a detailed written scope of work and independent cost estimate — the core document the lender uses to approve the loan amount. This protects the borrower from over-paying and the lender from under-funding.

Architectural Exhibits

For structural or complex renovations, we prepare or review architectural drawings and exhibits required by HUD and the lender.

Contractor Review

We review contractor bids to ensure they align with the approved scope of work and that the selected contractors are licensed and qualified.

Draw Inspections

As work progresses, we conduct on-site inspections to verify completed work before each draw request is released to the contractor. This protects the borrower's funds and keeps the project moving.

Final Inspection & Sign-Off

At project completion, we perform a final inspection to confirm all work was completed per the approved scope, and issue the final sign-off required to close out the loan.

Who Needs a HUD 203(k) Consultant?

Home Buyers

Purchasing a property that needs repairs or updates? A 203(k) loan lets you roll renovation costs into your mortgage — one loan, one closing, one monthly payment.

Homeowners Refinancing

Already own your home but need major repairs or renovations? A 203(k) refinance lets you access funds based on the after-improved value of your home.

Real Estate Agents

Have a listing that needs work or a buyer interested in a fixer-upper? A 203(k) consultant can help determine feasibility and get the deal to closing.

Lenders & Loan Officers

We work directly with FHA-approved lenders to prepare the required documentation, conduct inspections, and keep the loan on schedule.

Standard vs. Limited 203(k)

Standard 203(k)

Consultant Required

For major renovations, structural repairs, or projects exceeding $35,000. A HUD-approved consultant is required by law for all Standard 203(k) loans.

Common uses

Structural repairs or additions
Room additions or conversions
Major system replacements (HVAC, plumbing, electrical)
Renovation projects over $35,000
Landscaping and site improvements

Limited 203(k)

Up to $35,000

For smaller, non-structural repairs and improvements up to $35,000. A consultant is not required but is strongly recommended to protect all parties.

Common uses

Roofing, gutters, and downspouts
HVAC, plumbing, and electrical updates
Flooring, painting, and cosmetic work
Weatherization and energy efficiency upgrades
Minor kitchen and bath remodels

The 203(k) Process

Step 1

Initial Consultation

We review the property, discuss your renovation goals, and determine whether a Standard or Limited 203(k) is the right fit.

Step 2

Feasibility & Work Write-Up

We visit the property, assess the scope of work, and prepare the HUD-required work write-up and cost estimate for the lender.

Step 3

Loan Approval & Contractor Selection

The lender uses our documentation to approve the loan. We review contractor bids and help ensure the right team is selected.

Step 4

Construction & Draw Inspections

We conduct on-site inspections at each draw milestone to verify work is complete before funds are released.

Step 5

Final Sign-Off

Once all work is complete and approved, we issue the final inspection report and sign-off to close out the renovation escrow.
